NOTICE OF FORECLOSURE SALE UNDER POWER HENRY COUNTY, GEORGIA Under and by virtue of the Power of Sale contained in a Security Deed given by Douglas O. Smith to RBC Bank (USA), dated October 28, 2011, and recorded in Deed Book 12298, Page 28, Henry County, Georgia Records, as last transferred to Trinity Financial Services, LLC by assignment recorded on November 18, 2019 in Book 16821 Page 242 in the Office of the Clerk of Superior Court of Henry County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Eighty-Four Thousand and 0/100 dollars ($184,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Henry County, Georgia, within the legal hours of sale on February 4, 2020, the following described property: All that tract or parcel of land lying and being in Land Lot 16 of the 6th District, and Land Lot 1 of the 7th District, Henry County, Georgia, being Lot 18, Block R, Eagles Landing Subdivision, Unit IV, and adjacent property thereto, as per survey prepared for Don Barnette and Amy Barnette, by Joseph W. Steed, Jr., Registered Land Surveyor, dated 3/4/96, Revised 5/1/96 and 7/24/97, and being more particularly described as follows: Begin at an iron pin at the northeastern corner of Lot 17, Block R, Eagles Landing Subdivision, Unit IV located on the northwesterly right of way line of Broadmoor Way (50' R/W); Thence north 65 Degrees 54 minutes 15 seconds west, 236.16 feet to an iron pin; thence north 50 degrees 27 minutes 16 seconds east, 26.51 feet to an iron pin; thence north 17 degrees 16 minutes 39 seconds east, 118.18 feet to an iron pin; thence south 69 degrees 42 minutes 28 seconds east, 230.70 feet to an iron pin located on the northwesterly right of way line of Broadmoor way; thence southwesterly along said right of way line and following the curvature thereof, 156.65 feet to an iron pin and the point of beginning. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
